We scope the work

We start with a call and get the details, photos and measurements we need. Then we write down exactly what is being done, so every bid gets priced against the same thing.

Step 02

We get the vendors

We bid the work to more than one crew, compare what comes back, and pick the one that fits the job instead of the one that answered first. You see the options and the prices.

Step 03

We run the schedule and check the work

Recurring services go on a calendar and stay there. We confirm the work is done before it gets billed. If it is not right, the vendor goes back out.

Step 04

One invoice a month

A single statement and a short summary of what happened. When we see something worth doing, we tell you what it costs and what it saves. If you would rather we just keep things running, that is fine too.

The services listed on this site are the ones we get asked for most. They are not a limit. If the work is property related and a qualified crew exists for it, we will price it and run it.

Roof replacement, foundation and drainage, tree work, concrete and paving, signage, fire and life safety, generators, EV chargers, dock and warehouse equipment, well and septic, demolition, move-outs, seasonal work, and plenty that is not on this list.

Questions

Common questions.

Who actually performs the work?

Independent trade crews and contractors. TGPS finds them, bids the job, negotiates the price, schedules the work, checks the result and puts it all on one invoice. You deal with us, not with them.

How does TGPS charge?

You pay the vendor cost plus a coordination fee, which is a percentage of that cost with a per-job minimum. We tell you the percentage before you approve any work. After-hours calls carry an additional dispatch fee.

Does TGPS lease property or collect rent?

No. We do not market listings, sign tenants or collect rent. We handle the physical condition, the vendors, the schedule and improvement planning for property you already own or occupy.

Do you take one-time projects?

Yes. A lot of our work is single projects: a renovation, a pool, a parking lot, a landscape redesign, a security upgrade. We scope it, get bids, and manage it to completion. No ongoing agreement required.

What about after-hours emergencies?

After-hours support is set up for active clients. When we onboard you we agree on what counts as urgent and how to reach us outside business hours. It is not a public hotline, so start with a call and we will get it set up.

How fast can you start?

We can usually get you scoped and bid within a few business days. Recurring services start the following week once you approve the scope and the crew.
