The vendors usually are not the problem. The number of them is.
Every property adds more vendors, more invoices and more crews that only show up when you push. Across a portfolio, coordination becomes a full-time job nobody was hired for.
The crew marks it complete. You find out it was not when a tenant complains, an inspection fails, or the same repair comes back in ninety days.
Without a second and third bid, you are guessing. Vendors know who is guessing, and one-off buyers pay more.
Work you put off comes back as an emergency, at emergency prices, on someone else's schedule.

Step 01
We start with a call and get the details, photos and measurements we need. Then we write down exactly what is being done, so every bid gets priced against the same thing.
Step 02
We bid the work to more than one crew, compare what comes back, and pick the one that fits the job instead of the one that answered first. You see the options and the prices.
Step 03
Recurring services go on a calendar and stay there. We confirm the work is done before it gets billed. If it is not right, the vendor goes back out.
Step 04
A single statement and a short summary of what happened. When we see something worth doing, we tell you what it costs and what it saves. If you would rather we just keep things running, that is fine too.

Estimate only. Assumes about 0.7 hours per vendor per month for sourcing, scheduling, follow-up and invoices, against 30 minutes per property per month reviewing our summaries. Your numbers will differ.

Commercial & industrial
For owners judged on uptime, appearance and operating cost. We run the vendors and the calendar, keep the maintenance records straight, and bring you improvement work with the return already calculated.
Residential
For homeowners, renters responsible for the property, and investors with a few doors. The property stays maintained and you never source a crew.

05 / One-time projects
No contract needed. A renovation, a pool, a parking lot, a landscape redesign, a security upgrade. We scope it, bid it, and manage it to the end. If it needs drawings first, we do those too.
06 / Anything else
The services listed on this site are the ones we get asked for most. They are not a limit. If the work is property related and a qualified crew exists for it, we will price it and run it.
Roof replacement, foundation and drainage, tree work, concrete and paving, signage, fire and life safety, generators, EV chargers, dock and warehouse equipment, well and septic, demolition, move-outs, seasonal work, and plenty that is not on this list.

Questions
Independent trade crews and contractors. TGPS finds them, bids the job, negotiates the price, schedules the work, checks the result and puts it all on one invoice. You deal with us, not with them.
You pay the vendor cost plus a coordination fee, which is a percentage of that cost with a per-job minimum. We tell you the percentage before you approve any work. After-hours calls carry an additional dispatch fee.
No. We do not market listings, sign tenants or collect rent. We handle the physical condition, the vendors, the schedule and improvement planning for property you already own or occupy.
Yes. A lot of our work is single projects: a renovation, a pool, a parking lot, a landscape redesign, a security upgrade. We scope it, get bids, and manage it to completion. No ongoing agreement required.
After-hours support is set up for active clients. When we onboard you we agree on what counts as urgent and how to reach us outside business hours. It is not a public hotline, so start with a call and we will get it set up.
We can usually get you scoped and bid within a few business days. Recurring services start the following week once you approve the scope and the crew.
