A Texas company built by an operator.

TGPS is based in Katy and works only in Texas. It came out of industrial work: steel slitting, cut-to-length, coil processing, production planning and logistics. Jobs where bad scheduling costs real money. We applied the same process to property.

Who we are

A Katy team that does the coordinating.

Our background covers three things that rarely go together: industrial production, architectural CAD, and property services. That is why TGPS works the way it does.

Production planning, applied to buildings

A machine schedule and a maintenance calendar are the same problem. Sequence the work, protect the bottleneck, and do not let a small failure stop everything. Property gets a schedule instead of a to-do list.

We draw in-house

CAD is ours, not outsourced. Scope gets documented, options get drawn and bids become comparable before money moves. Most service coordinators cannot do this.

Vendors we actually keep

We pay on time and give crews steady work, so we get booked first. Sometimes we pay more to get the good crew sooner. That is on purpose.

Plain reporting

You get a short summary of what happened and a straight answer on what is worth doing next. If you would rather we skip the suggestions and just keep the property running, we do that instead. No portal to learn.

We confirm the work is done before it is approved. If it is not right, the vendor comes back.
