Division 03  /  One-time projects

One project. No contract.

A renovation, a pool, a parking lot, a landscape redesign, a storm repair, a security upgrade. We scope it, get three bids, pick the crew, run the schedule and close it out. If it needs drawings first, we do those in-house.

How a project runs

Five steps from idea to final walk.

You approve at every step. Nothing gets ordered or scheduled without your sign-off.

01

We walk it and write the scope

We measure, photograph the condition and write down exactly what is being built. This is the document every bid gets priced against.

02

We draw it if it needs drawing

Site plans, layouts and renderings in CAD. You see the pool, the patio, the reconfigured suite or the new frontage before it exists. Changing your mind on a drawing costs nothing.

03

We get three bids on the same scope

Four contractors pricing "redo the backyard" gives you four different projects. Give them one drawing and you get a real comparison, and you pick from actual numbers instead of a guess.

04

We run the job

We sequence the trades, keep the schedule, handle the problems and answer the contractor's questions so you do not have to.

05

We walk it before you pay

Final inspection against the original scope. If something is wrong, the contractor comes back. That conversation is ours.

Project types

What we get asked for.

01

Pools & outdoor living

Pools and spas, decking, outdoor kitchens, shade structures and drainage.

02

Landscape redesign

Planting, hardscape, lighting and irrigation, drawn before a landscape contractor prices it.

03

Renovations & build-outs

Interior remodels for homes and commercial suites, tenant build-outs, and full make-ready between tenants.

04

Commercial refresh

Frontage, common areas, signage, parking lots, striping and exterior lighting for retail and office.

05

Site & yard work

Traffic flow, laydown and storage yards, fencing, gates and access for industrial sites.

06

Storm & damage repair

Roof, fence, water and wind damage put back together, documented for your insurance carrier.

Design support

We draw in CAD in-house. Measured site plans, two or three layout options and renderings. When a job genuinely needs a licensed architect or engineer, our drawings make that engagement shorter and cheaper because the intent is already documented.

Not on the list?

If it touches the property, ask.

What is listed here is what we get asked for most. It is not a limit. If the work is property related and a qualified crew exists for it, we will price it and run it.

Roof replacement, foundation and drainage, tree work, concrete and paving, signage, fire and life safety, generators, EV chargers, dock equipment, well and septic, demolition, move-outs, seasonal work, and plenty that is not on this list.
